RULES AND REGULATIONS
1. Outer door must be kept locked between 9 p.m. and 6 a.m., unless otherwise agreed in the building.
2.1 The cleanliness of the stairway and the comfort of occupants require
- that people walk on the stairway quietly
- that occupants do not ventilate their flat into the stairway
- that clothing is not dusted and brushed in the stairway
- that articles are not stored in the stairway
- that people do not loiter in the stairway.
2.2 The cleanliness of the yard-area and the comfort of occupants require
- that children play in areas intended for that purpose
- that trees, bushes and plantations are protected
- that cars are parked in the areas meant for them
- that cars are not washed in the yard area
- that the little doors on the engine block heater posts are kept locked
- that no excessive articles are stored in the yard (caravan, boats etc.) without the permission of the area house manager.
- that pets are kept on a leash when in the yard area and in stair enclosures, and the owner makes sure that they do not relieve themselves in the yard area
- that the consumption of intoxicants be forbidden in public areas
- that the feeding of birds on balconies or yard areas be forbidden.
3. Quiet time in the building is from 10 p.m. to 7 a.m., during which time disturbing activity is not allowed. In the event of family celebrations etc. that continue past 10 p.m., neighbours should be notified.
4. Bedclothes can be aired on balconies on weekdays from 7 a.m. to 10 a.m. and 5 p.m. to 6 p.m. The shaking and airing of rugs is allowed only in the areas reserved for such activity.
5. Occupants are responsible for the neatness of their flats, own yards and balconies.
6. The building manager should be notified immediately of any defects or damages noticed.
7. Anyone engaged in or accountable for intentional damage to or breaking of the real estate will be required to pay full compensatory damages. The tenant is also responsible for disturbances caused by his or her visitors.
Disturbances
If neighbours cause a disturbance, you can first kindly remind them about it. If the disturbance is repeated, you can make a written complaint about it to the area house manager. The letter must state the nature and time of the disturbance, the person who caused the disturbance and the person making the complaint. If you have to report the disturbance to the police, notify the building's house manager as well.
After receiving a complaint, the house manager begins taking the necessary steps. If the disturbance still continues, make a new written notice, preferably containing other witnesses as well. The matter will be studied and a warning will be given after due consideration. Disturbances occurring after a warning shall result in the termination of the rental agreement. Remember that the tenant is also responsible for disturbances caused by their own visitors. If you are hosting a party, it would be worthwhile notifying your neighbours in advance.
